Emerson Overlook Mixed-Use Building
The Emerson Overlook Building is a 7-story, post-tensioned, multi-use concrete frame located in downtown Marietta, Georgia. Construction on this project began in April of 2007 and was topped out in 20 weeks. Although the structural design was very simple, building on a postage stamp size lot with no laydown area was challenging.
The concrete frame consisted of post-tensioned (Banded and uniform cables) flat slabs with stud rails and no drop beams or drop heads. Because of the logistics of the site, 2000 Concrete Structures hoisted the job with a 200-series tower crane which was installed inside one of the interior stairwell shafts. 2000 Concrete Structures utilized the mat foundation for the proposed building to double as the crane foundation to save the owner money.
Other challenges included conveying the concrete from the adjacent roadway which required weekly lane closures and traffic control. With no laydown area, all materials were scheduled on a "just-in-time" delivery basis. Reinforcing steel, stud rails and post tensioning cables were flown off the delivery truck directly onto the formed decks.
